    Service Fee and Closing Costs

    There is a $1,250 service fee. The Closing Costs will differ per state and escrow, but generally 1.5% of the purchase price.

    A $350 home inspection fee and 90 days of Insurance are paid at closing.

    Our partnership is equal to 20% of the profit or $4,000 whichever is greater when you resell (B2C Closing).

  • How It Works

    This is called “Take Down Funding”. This is a first-of-a-kind GAP lending product underwritten per property.

     

    The process is simple!

     

    We are pioneering a new category of GAP Funding and building working relationships with high-quality real estate investors that wholesale.

     

    You Find It, We Fund It. 

     

    States we fund in

    We are accepting applications in the following states: AZ, OK, GA, FL, TN, SC, and NC... with more coming soon!

     

    We close on the property in our business name and hold the title for you (this helps us keep further costs away from you on the legal side). We provide you an Option to Purchase the property at the price you have agreed with the former owner. This is also commonly referred as (A2B Side) transaction.

     

    Most Wholesalers get an agreement with homeowners they can close in under 30 days. We honor that x3 to give you optional time if needed. However, the faster, the better… as holding longer than 30 days costs us and you more. That being said - it’s very manageable and you get piece-of-mind it’s there.

     

    We have a maximum of 90 days usage on the money. At that benchmark, if for some reason you still aren’t able to sell the property (referred to as B2C Side) our company steps in and sells it and we cut bait from the deal together. We don’t foresee this being an issue as our experienced underwriting team considers your A2B Side critically and thoughtfully with the goal of win/win between us.

     

    We want to build working relationships with high-quality investors and Wholesalers who understand the market but, could use our take-down funding in their closing arsenal without the need to bring any money to the table. We can provide this option to the marketplace by offering strong liquidity with our combined lending experience.

     

    PARTNERSHIP TERMS

     

    30-60-90-Day Funding Options

     

    Expenses Wholesaler/Investors Pay:

     

    A2B CLOSING

    - 1pt of purchase price

    - $1,250 flat admin fee

    - Closing Costs (paid upfront if over 60% LTV) or paid on B2C if not.

    - 90 days insurance

    - $350 inspection fee

     

    B2C CLOSING

    - Minimum is 20% of the profit or $4,000 whichever is greater on the B2C Closing

    - *1pt per 30-day for money hold up to a 90-day max

    - Closing costs that were prepaid on A2B Closing will be added to the loan balance

     

    *if the property is not resold in 90 days our company will take over to market and sell it and the agreement between us is void.

     

    *Minimum is 20% of the profit or $4,000 whichever is greater on the B2C Closing

     

    **The title is held in our company name with an Option to Purchase provided to Wholesaler/Investor.
